A timber pest inspection is a comprehensive inspection designed to look for signs of timber pest activity and environmental factors that could increase the chance of your home being damaged by Termites, Borers and Wood Decay Fungi.

The inspection includes reporting on four types of destructive insects and conditions that could affect the timber of your home or the house you are looking to buy.

Subterranean Termites

  • A group of wood destroying insects commonly described as ‘Subterranean’. These termites build their nests beneath or around a building and will emerge to feed on the cellulose found in wood and other similar materials, causing many millions of dollars in damage around the country every year.

Dampwood Termites

  • These termites are always associated with damp, decaying wood, usually in the form of fence posts, baseboards, tree stumps, fallen tree branches and door frames of buildings, old wood decks, leaky roof eaves, leaky showers/tubs or substructures with inadequate ventilation or plumbing leaks.

Termites often go undetected until serious damage is done and termite damage is not covered by home insurance.

Wood Decay Fungi

  • Fungal organisms usually reside in poorly ventilated sub-floors, below wet areas of the home, exterior timbers and in areas that retain water in the soil.Fungal decay is attractive to termites and if the problem is not rectified it may well lead to future termite attack. Commonly known as wet rot or timber rot.

Wood Borers

  • A variety of wood boring beetles that are known to cause timber damage which is often structural, requiring complete replacement of the timbers, which are often floor boards or major support beams.

The comprehensive Timber Pest Inspection report covers not just the readily accessible internal areas of the home, but covers all external areas around the home as well, including the following:

  • Trees
  • Retaining walls
  • Timber fence lines
  • Old tree stumps
  • Separate garages
  • All subfloor areas if applicable

The report will provide you with the necessary information to set up a management plan to your home or investment property if one doesn't exist, or to advise you on the ongoing requirements to maintain a pre-existing termite management system to your home.
